Our
Community Policies
Welcome
and thank you for choosing Park Residences at Bienville as your home
community. We are very
proud of the environment we provide for our residents, and we want you
to take pride in it too. We hope that you will be a long-term
resident here. Please take the time to read over our community
policies. Feel free to call
us if you ever have any concerns.
Good
Neighbor Policy
It
is our policy at Park Residences at Bienville that all residents be
shown the proper respect. All
noise is to be kept to an absolute minimum especially between the hours
of 9:00 p.m. and 8:00 a.m. All residents must act in consideration
of their neighbors. Any violations of this policy will be reported
and a record of it will be kept in their file.
Insurance
We
strongly recommend that residents obtain renter's insurance for
protection of their personal property.
Maintenance
Management
and maintenance agents may enter the apartment at any reasonable time to
examine the apartment or make necessary repairs. All maintenance requests should be reported to management. The
proper agent will be sent in a timely manner to make repairs as needed
in the apartment. Should a professional contractor be needed to assist in the
repair, management will make arrangements for said contractor to enter
the apartment.
Taking
Care of Our Community
We
are very proud of the appearance of our community at Park Residences at
Bienville. Trash should be placed in the proper containers. At no time
should there be any unnecessary objects on the balconies or walkways. No
object is to be hung over the railings of the balconies for any reason.
Cigarette butts are not to be thrown on the grounds of the complex. They
should be disposed of in proper containers. Any violation of this policy
will be noted and kept on file.
Rental
Payment Policy
All
rent is due before 5:00 p.m. on the 5th of each month. Late fees will
apply to each and every rental account that has not been settled by 5:00
p.m. on the 5th of each month.
Keys
and Locks
When
new residents move in they will be given two apartment keys and one
mailbox key. It is expressly their responsibility to make duplicates if
needed. All locks will be repaired as needed by maintenance. Under no
circumstances are residents permitted to change locks to their apartment
or mailbox.
Upon
vacating the apartment, all keys must be returned to management. If keys
are not returned, then the result will be an additional charge to the
rental account or charge against the security deposit. Locks can be
requested for change out; a $50.00 fee will apply for this service. New
keys will be issued.
Pet
Policy
All
pets must be seen and approved by management. There is a $200.00 pet
fee; $100.00 of that fee is non-refundable. There are designated pet
areas on the property. At no time should any pet be allowed to roam
free. We also require that pets be on a leash when out on the property.
Also, the owners must pick up or clean up any mess that your pet may
make and dispose of it in proper containment.
Move
Out Policy
All
residents must give a 30-day notice if they intend to vacate the
apartment after their lease has expired. The notice must be given 30
days before the lease is to expire. During the lease renewal month, if
notice to renew is not given by the 15th of the month, then the lease
will auto-renew for an additional term. Tenants will be responsible for
the additional term. If a 30-day notice is not given, then the Tenant
will have to pay up to 30 days of rent to fulfill their obligation to
the lease.
Vehicles
All
vehicles in the parking lot must have a current license plate and be
operable. A notice of will be given to any resident who has an
inoperable vehicle on the premises. The resident will have 2 days to
repair or move the vehicle. If the vehicle is not moved in 2 days the
vehicle will be towed at the resident's expense.
No
vehicle is to be worked on or repaired on the premises. Resident must
take vehicle elsewhere to be repaired. There will be a fine of $50.00
charged to any resident if seen working on a vehicle. (Limited to
changing a flat tire, checking oil, and washing vehicles) Working on
vehicles is absolutely prohibited.
Using
the Pool
All
residents wanting passes to the pool are required to read the rules and
abide by them. A pool pass is required when in the pool area. Each
apartment will receive one pool pass. Additional passes are available if
lost or stolen for a charge of $5.00. No resident under the age of 16 is
permitted in the pool area without adult supervision. All glass
containers are prohibited. No alcoholic beverages are allowed in the
pool area. There are no more than 2 guests per apartment allowed in the
pool area. Residents must be present with guests at all times. Proper
swimming attire is to be worn at all times.
